Lawn Aeration & Overseeding in Chester County, PA

Core aeration and overseeding for Chester County lawns. Fall is the window. Estimates are free.

Chester County clay soil compacts hard. After a summer of foot traffic, mowing and heat, many lawns here struggle to get water, air and nutrients down to the roots. Core aeration pulls plugs of soil out of the lawn so all three can get back in.

We pair aeration with overseeding because the holes left behind make a good seed bed. Seed goes into soil contact rather than sitting on the surface. How well it takes depends on the weather, the grass type, the condition of the lawn and how it is watered afterwards.

When to Aerate in Chester County

For the cool-season grasses that grow here — tall fescue, Kentucky bluegrass and ryegrass — the usual window is Labor Day through mid-October. Soil is still warm, nights are cooler, and the grass has several weeks to establish before it goes dormant. Spring is a second option.

What’s Included

  • Core aeration across the lawn with a walk-behind or tow-behind aerator
  • Overseeding with a fescue or sun/shade blend matched to your lawn
  • We can supply the seed, or work with appropriate seed you already have — these are different scopes at different prices, and we will tell you which we are quoting
  • Starter fertilizer to feed new seedlings (add-on)
  • Watering and mowing instructions so the seed has the best chance of taking

What Affects the Price

Every lawn is measured before it is quoted. There is no single price for aeration because the things that drive the cost vary from property to property:

  • Measured turf area — not lot size. A half-acre lot with a house, driveway and beds on it may have a quarter acre of actual grass.
  • Soil condition — how compacted it is, and how much thatch is on top
  • Access and slope — gates, steps and steep sections change which machine can be used
  • Aeration only, or aeration with overseeding
  • Who supplies the seed — ours or yours

Tell us the address and we will measure the lawn and send you a written estimate. Estimates are free and there is no obligation.

Signs Your Lawn May Need Aeration

  • Water puddles or runs off instead of soaking in
  • Thin or patchy grass despite regular mowing and watering
  • Soil feels hard — a screwdriver won’t push in easily
  • A thatch layer more than about half an inch of spongy material above the soil
  • Heavy foot traffic from kids, dogs or gatherings
