What a French Drain Costs in Chester County, PA (2026)
Real price ranges from local projects, what moves the number up or down, and how to tell if you need one at all.
Short answer: most residential French drains in Chester County cost $2,000 to $8,000 installed. A single short run fixing one wet corner is typically $2,000–$3,500. A drain along one full side of a house with a buried discharge is $3,500–$6,000. A full perimeter system or one that needs a dry well and long runs is $6,000–$8,000 and occasionally more.
Typical Chester County Price Ranges
| Project | Typical cost | What it covers |
|---|---|---|
| Buried downspout extension (each) | $400–$1,200 | Underground pipe from gutter to pop-up emitter 15–40 ft away |
| Short French drain (25–40 ft) | $2,000–$3,500 | One wet area, discharge to daylight or pop-up |
| Side-of-house drain (40–80 ft) | $3,500–$6,000 | Collects groundwater along foundation, buried discharge |
| Perimeter or multi-run system | $6,000–$8,000+ | Multiple runs, dry well or catch basin, full restoration |
| Regrading a problem area | $800–$3,000 | Reshaping soil to move surface water; often no pipe needed |
| Dry well (add-on) | $800–$2,000 | When there’s no downhill place to send the water |
Per-linear-foot pricing in this region generally lands between $25 and $55 per foot, but we don’t quote by the foot. Two 50-foot drains can differ by $2,000 depending on what’s below and where the water can go.
What Makes the Price Go Up
- Depth. A drain protecting a basement wall has to go deeper than one drying out a lawn. Deeper means more digging, more stone, more haul-away.
- Discharge point. If the property slopes away from the house, the water can daylight for free. If it’s flat or the low spot is the house, you need a dry well or a longer run, and that’s the single biggest cost driver.
- Access. A mini-excavator through a side gate is fast. Hand-digging behind a fence and a patio is slow.
- Soil and roots. Chester County clay is heavy to move. Tree roots and buried utilities slow things down.
- Restoration. Seed and straw is included. Sod, replanting beds, or rebuilding a walkway over the trench adds to it.
What Makes It Go Down
- The problem is really a downspout, not groundwater. A $600 extension beats a $4,000 drain, and we’ll say so.
- Regrading alone solves surface-water problems for a third of the cost.
- Doing it in the same visit as other work (aeration, cleanup, mulch) saves on setup.
Do You Actually Need a French Drain?
You probably do if water sits in the same spot for more than a day after rain, the lawn is spongy in spring, or the basement wall on one side gets damp. You probably don’t if the water is clearly coming from a downspout, or if it runs across the surface toward the house (that’s a grading problem). The fastest way to find out: text us a photo of the wet area after a rain. We can usually tell from the photo.

Common Questions
Why won’t you quote per foot over the phone?
Because the discharge point and digging conditions matter more than length, and a per-foot number given blind is either padded or wrong.
Is a French drain worth it?
If you’ve got a wet basement wall, yes: a drain is a fraction of the cost of interior waterproofing or foundation repair. If it’s a soggy corner of lawn you never use, maybe not, and we’ll tell you.
Does homeowners insurance cover it?
Generally no. Drainage improvements are considered maintenance. Some sump-pump and water-backup riders cover damage, not prevention.
How long does installation take?
One to three days for most residential jobs.
We install French drains throughout Chester County, including Downingtown, Exton, West Chester, Malvern, Chester Springs, Phoenixville, Coatesville, Thorndale, Glenmoore and Kennett Square. More about how we build them.
